West Suffolk Lettings Partnership (WSLP) aims to bring local landlords and estate agents together to house tenants who are searching for private rented accommodation within West Suffolk.

WSLP offers a range of incentives in the private sector to support both landlord and tenant.

We can offer our landlords:

  • guaranteed rent for the duration of the tenancy
  • a deposit bond for up to six weeks worth of rent
  • free property visits
  • no fees to pay
  • a free set up service
  • pet incentive of £250 towards an end of tenancy clean
  • support with the legal complexities of renting.

How the Guaranteed Rent Scheme (GRS) works

The Guaranteed Rent Scheme is an agreement between the council, landlord and the tenant, agreeing that the council will guarantee the rent for the duration of the tenancy.

Alongside the GRS we provide a Damage Deposit Bond for up to six weeks worth of rent.

  • EPC (Energy Performance Certificate)
  • Gas certificate (Where applicable)

How the Damage Deposit Bond works

The Damage Deposit Bond (DDB) is a written agreement between West Suffolk Council, the tenant and the landlord to provide a damage deposit bond up to six weeks worth of rent.

The damage deposit guarantees that the council are financially liable should any damage be caused to the property in the duration of the tenancy, up to the value of the deposit (excludes wear and tear).

In the event that West Suffolk Council is required to process a deposit claim due to damages incurred as a result of the tenant's actions, the associated costs will be reallocated to the tenant.

Tenants

West Suffolk Lettings Partnership offer a deposit bond (DDB) and guaranteed rent scheme (GRS). The aim of the deposit bond and GRS is to help people access the private rented sector across West Suffolk.

To be eligible for this service you must be:

  • homeless or threatened with homelessness or have a housing need
  • have a local connection to the West Suffolk area with an established local connection or special circumstances such as fleeing domestic abuse
  • agree to provide proof of your income and confirmation that the proposed property is affordable by completing an income and expenditure and benefit calculation with a housing advisor.
