The West Suffolk Lettings Partnership aims to bring Landlords and agents with tenants who need accommodation including those waiting for social housing. We help private landlords maximise their earning potential of their homes by providing a range of services.

We can offer our Landlords:

  • A deposit bond for up to six weeks
  • free property visits
  • no fees to pay
  • A free set up service.

How the Guaranteed Rent Scheme (GRS) works

The Guaranteed Rent Scheme is an agreement between the council, landlord and the tenant, agreeing that the council will guarantee the rent for the duration of the fixed term.

Alongside the GRS we provide a Rent Deposit Bond for up to six weeks.

  • Gas certificate (Where applicable)
  • Electrical safety certificate
  • Fulfil repair duties.

How the Rent Deposit Bond works

The Rent Deposit Bond is a written agreement between West Suffolk Council, the tenant and the landlord to provide a damage deposit bond up to six weeks.

The rent deposit guarantees that the council are financially liable should any damage be caused to the property in the duration of the fixed term tenancy, up to the value of the deposit (excludes wear and tear).

Tenants

West Suffolk Lettings Partnership offer a deposit bond. The aim of the deposit bond is to help people access the private rented sector across West Suffolk.

Fact Sheet 5 - Rent deposit bonds

To be eligible for this service you must be:

  • homeless or threatened with homelessness or have a housing need
  • in receipt of housing benefit or eligible for housing benefit on a low income
  • local to West Suffolk area with an established local connection
  • able to afford the monthly repayments
  • An Income and Expenditure Sheet (Fact Sheet 7)

An income and expenditure sheet will need to be completed together with proof of income and bank statements if you rent a property above the current LHA rates for West Suffolk.
